MARKET WATCH! In January 2018 the Median Sale Price for single-family, detached homes rose 1.1% from last year to $187,500 and the Average Sales Price increased .6% to $217,679. The overall inventory of homes for sale decreased 17.6% to 2,671, the number of closed sales increased 7.6% to 721, and the number of homes to go under contract (“pending”) rose 28.7% to 1,037. The Absorption Rate (number of months it would take to sell the current housing inventory) decreased 22.9% to give us a Seller’s market of 2.7 months (6 months is equilibrium). The Average Days on the Market was down 6.5% to 58 days. (GAAR)
